CH Evans Roofing Contractors Have a Multi-Point Inspection System that Includes:

#1 - Shingles

Starting with the top layer, we check for missing shingles or tiles. We also check the condition of the existing shingles and tiles. Moss growth, curling shingles, missing granules, and cracked tiles, are all issues that should be fixed or indications that the roof is aging and may need repair or replacement soon. These issues can cause leaks and damage to the underlying roof structure. If not repaired correctly, it can lead to leaks, mold/mildew growth, and weakening the roof deck.

#2 - Metal and Membrane

If you have a metal or flat roof, we check for loose fasteners, compromised seams, rust and discoloration, and hail damage. Even small rips or gaps can cause serious leaks that then lead to large-scale repairs. Cleaning flat roofs before an inspection can help any damaged areas become easier to spot.

#3 - Roof Vents

Roof vents are a key part of the roofing system. If your roof was installed without adequate ventilation it can lead to excess heat build-up, which can damage the roofing materials and make your air conditioning system have to work harder to cool the house. We can provide a free quote for improving your roof ventilation.

#4 - Skylights

Skylights are a beautiful addition to the home but can sometimes develop leaks. We’ll check the condition of your skylight and offer a quote to repair any leaks and issues we see.

#5 - Gutters and Drains

Drains on flat roofs and gutters on pitched roofs should be checked frequently to make sure they are functioning correctly. If they back up, it can cause water infiltration as water sits near the roof line. If any issues have come up with your drains or gutters and downspouts, we can help repair them.

#7 - Structural Concerns

We’ll report any structural concerns we notice to you. The roof deck under the shingles, membrane, or metal panels needs to be strong and free of moisture intrusion. We will also check drip edges and fascia to check for signs of wood rot or poor installation.

#8 - Improperly Installed Fasteners

Nail pops, backed out screws, dried-out rubber washers, gaps in TPO seams – all of these “small” issues can lead to water intrusion. It is time intensive to check all the fasteners and seams of a roof, but an important step, especially when performing due diligence before a purchase.

Roofing Inspection Services

Routine Roof Inspections

We offer comprehensive commercial and residential roofing and leak inspections to help identify any potential issues with your roofing system. We’ll evaluate the condition of the roof deck, flashings, drainage systems, and other related features to determine if any areas need attention. Then, we’ll provide you with a detailed report outlining our findings and recommendations for repairs or replacements that may be needed.

Pre-Purchase Inspections

A roof inspection will help give you information on the condition of your roof, how many more years it will last, and if it needs any maintenance. We provide inspections for sellers, buyers, and real-estate agents to check for issues, points of failure, and its overall condition. After we check the condition, we can provide a quote to use as you make your purchasing decision.

Asphalt Shingle Assessment

Shingle roofs can last up to 50 years or so, but when shingles start showing signs of damage, such as curling or losing their granule coating, it may be time to replace your roof. Damaged, loose, or missing shingles can allow water infiltration. Also, old shingles that have had their ceramic granule coating worn off will be less effective at resisting UV rays, rain, and less able to resist moss growth, too. We inspect asphalt shingle roofs of all sizes – from apartment buildings, to houses, to sheds.

Metal Roof Inspection

As part of inspecting metal roofs, we check fasteners and the washers. Exposed fastener metal roofs can develop leaks from missing washers or backed out screws. Standing seam metal roofs are less prone to these issues, but can develop rust, or have a faulty seam. We will inspect the condition of the roof, fasteners, and flashings around any roof vents and chimneys. Our roofing contractors inspect both residential metal roofs and commercial metal roofs.
